Description

Helps low-income seniors in Folsom by providing grants for necessary home repairs. Based on the availability of funds, the program provides Minor Repair Grants (up to $5,000 per year) and Major Repair Grants (up to $12,000 once every five years) to repair a limited number of serious health and safety hazards in owner-occupied senior housing units (standard single-family or mobile homes).

Typical allowable repairs:

  • Roofing repair, deck repair, and dry rot repairs
  • Electrical, plumbing, appliance, and heating/air conditioning repairs
  • Installation of grab bars
  • Window and door repairs

Repairs not allowable through the program:

  • Cosmetic repairs, including interior painting
  • General or preventative maintenance
  • Cleaning or work to address an accumulation of dirt or debris
  • Elective home improvements, upgrades, or renovations
  • Repairs to any detached garages, sheds, or outbuildings
  • Landscaping, lawn sprinklers, walkways, fences, or driveways

Eligibility: Applicant must be at least 65 years old (or 55 years old if the homeowner has a verifiable disability), meet income requirements, and be on the title or deed of the property.

Minor Repair Grant is available to households earning less than 80% of the Area Median Income (AMI). Major Repair Grant is available to households earning less than 50% of the Area Median Income.

Major Repair Grant (50% AMI; very low income):

Program Fees: No fee.
Documents Required: Photocopies of the following financial information for each member of the household:
- Copy of driver’s license or state issued ID card
- Last 2 years federal income tax (1040) forms, including W-2 forms
- Recent pay stubs, Social Security Award letters, etc. (two months)
- Checking and savings account statements (last 3 months)
- Account statements from other investments (3 months)
- Photocopy of Social Security Disability Letter, if applicable
- Deed or title to property
- Mobile home registration card
- Annual tax bill
- Homeowner hazard insurance policy (declarations page)
